How do you check the history of a plot before you buy?
I am not from Ohio, I work in Sharjah in logistics, so forgive me if the question is basic. A colleague here bought a plot last year and spent four months only on checking who owned it before him. The registration department gave him one paper, the seller gave another, and the numbers did not match.
I read the land bank pages because I try to understand how other countries solve this. Here we have nothing like a county land bank. If an owner disappears, the property just sits and nobody touches it for years.
Two things I still do not understand. When the land bank sells a plot, does the buyer get clean title straight away, or is there a waiting period. And who pays for demolition if the building on the plot is unsafe.
With us the first question is solved with escrow, and the second one is always an argument. I ask because I collect comparisons for myself, not for work.

Forgot to say where I take the numbers for comparison. I watch listings on https://emirates.estate/ for about a year now, not to buy, I look at how long the same property stays in the list. Boring method, but it shows the real speed of the market better than the agency reports do.
